@jrkbird: the only information that I have been able to find is at www.pearlandtx.gov/public-hearings. On that page scroll down to Permit Application Number CUP18-00022 and click the link for the Application. There you will pdf's of all the documents related to the application and plans.

It appears to be a small operation with a meat market attached. I'm all for buying fresh meat without the preservation chemicals you find at grocery stores. I drive to Sante Fe to Doreck's, so I'd be pleased to be able to get meat here in Pearland.

This will be a Slaughter House, Meat Market and to raise animals for Muslim Halal meat. They purchased the property next to the Mosque a year ago and by the map that is the property to be used. My property is about 500 ft and I sure don't want a slaughter house that close. It will not only affect our neighborhood, but all of Pearland. They would be able to bring in animals to raise which is in their current plans. Per Pearland to have livestock on property it has to fall under the grandfather clause. In other US cities this has caused the home prices to drop way down, and then they pick up the properties below market. I pay hefty property taxes to Pearland and hope they plan on protecting our city from having a slaughter house, no matter who plans on building it. NO Slaughter House in Pearland!

As for smells, the slaughter house doesnt have one. Now a fertilizer plant oh boy thats a stinker. The carcasses they use there stink.
 
@Stealth83 : My son worked near a slaughterhouse and it certainly did stink. Unless the technology has changed it will stink to high heaven.

Not all slaughter house are created equal. I have been to many slaughter houses, some are very clean, there are no trace of blood nor bad smell in the harvesting area. We are in high tech society that can solve any issues; therefore, this new slaughter house will have all solutions to society concern. The business owner are very considerate of the business ethics and the surrounding neighborhood. On a small scale operation, and being hidden far behind a house, I wouldn't worry much about affecting house value. It's in a mix used zone anyway. There won't be any hanging meat on display. It's just like going to meat section at Walmart only fresher meat.

My relatives own a slaughter house, small, similar to what this sounds like.
It is WAYYYYY off in rural area, nothing around for half a mile.
They hold animals, and slaughter on sight, etc.
It is clean, does not smell, etc. They abide by all local and state laws and regulations, etc.
I buy whole beef and pig from them every spring and fall.
And I'm all for new business and especially small business in the area.
 
The concerns I'd have with this particular proposal:
*They plan to put a retention pond on site. And according to the documentation, about 16 feet from the back door of an existing structure on the property. NOPE.
*The retention pond itself would cause concern for stagnation, mosquitoes, and even flooding when it rains -- too close to Lawhon.
*The current 3 acres is not big enough for much of a stock holding area of any type, and limits the growth of the business at the current size. Except that they can aquire more land, or utilize part of the mosque 9 acre property adjacent to it, since they both appear to be under the same umbrella. actweb.acttax.com/ac t_webdev/brazoria/sh owdetail2.jsp?can=05 040022000&owner
 
*The McHard Rd extension project.... will be just a stone's throw from this site. Opening up commercial possibilities in the very near future. www.pearlandtx.gov/d epartments/engineeri ng-and-capital-proje cts/mchard-road -- Nope, nope, nope.
 
I don't live close enough to it to protest it too much. I did once live in Brookside Village not far from there, and my kids went to Lawhon. I feel for the residents that have to decide whether this is a good or bad scenario for them.
 
With my limited knowledge of the entire thing - I did read the entire proposal packet, reviewed the maps, plats, etc. -- I would say it is a negative for the area.
 
Also, Brazoria County Tax Rolls list two properties for the named owners. The 3 acres in question, and another lot over near Dixie Farm in a high end subdivision...... far enough away the smell won't bother them, if that is where they live.

@jrkbird : Documents related to the application for permit at www.pearlandtx.gov/public-hearings. You can also submit a Public Comment Form at same web address. You must include Permit Number CUP18-00022 on the PCF for them to know which one you are commenting on. You may also call or email all City Councilmen to express your opinion. Their email addresses are listed on the city of Pearland under the tab of Council Members. Let me know if you need more information.

@jrkbird : Very good input. Along with your stated problems with the plans related to your review of the plans, I already see a significant problem. The base for the livestock holding pens on the plans is designated as "crushed limestone ". According to one of the thousands of the TEXAS COMMISSION of ENVIRONMENTAL QUALITY regulations of slaughterhouses, the base of holding pens must sealed, impermeable concrete designed in a way to prevent any animal urine or feces from coming into contact with or running off onto the soil. These holding pen bases must equipped with a sealed drain system that carries animal urine and feces to the disposal or treatment area to prevent soil or groundwater contamination. So, the crushed limestone base proposed in the plan submitted with their application is already a red flag. As most of us know, crushed limestone is very permeable and the nitrogenous contaminants in the urine and feces of the animals in the pens will leach into the soil below daily and run off into ditches and ultimately in the creek nearby, especially during our frequent heavy rains.

SLAUGHTERHOUSE HEARING POSTPONED! The hearing for the application for the permit to construct and operate a slaughter house on Garden Rd in Pearland that was scheduled for November 19 at 6:30 pm has been postponed at the request of the applicant for the permit. This information has, just a few minutes ago, been posted by Pearland Council Member Adrian Hernandez on his Facebook page. Mr. Hernandez also commented that we, the council, did not know when it would be rescheduled. I also contacted Pearland Council Member Trent Perez who confirmed this information. I asked Mr. Perez if there would be some kind of public notification if the hearing was rescheduled in the future, or if only the 6 adjacent property owners would be notified of a new hearing, as with the first hearing. I am waiting for his reply. Agendas for public hearings are posted on the COP website every Thursday before the Monday night meeting so be on the look out there in case it pops up again.

We are the 2rd property and was never notified by Pearland about the application or Monday meeting. So I don't trust them to notify us about the rescheduled meeting.

@LMoore : not even close to my neighborhood but think it's a bad idea. If it wasn't for this group I wouldn't have had a clue. So grateful for Pearland.com
