Pearland's 120 Acre Orchard Project Is Officially a Go

A huge new development called The Orchard is officially moving ahead in Pearland. Planned Community Developers, a real estate company from Sugar Land, has finished buying the 120-acre property after the Pearland City Council voted unanimously to approve the deal. The land sits where Texas 288 meets Beltway 8, an area that already has health care buildings, neighborhoods and a large Bass Pro Shops store. The developer calls it one of the last big open spaces left along the highway, and company president Don Janssen said the project was planned carefully to match the city's goals for the future.

The Orchard is meant to be a place where people can shop, eat, work, live and have fun all in one spot. Plans include about 250,000 square feet of stores, restaurants and entertainment, with some businesses facing Highway 288 and others gathered around a central plaza. There will also be office buildings and around 1,100 apartments, plus about 100 upscale homes. The design calls for tree-lined streets, green spaces and places for people to gather, all with a coastal style. Leasing companies CBRE and JLL will help fill the retail and office spaces, which could include waterfront restaurants and large anchor stores.

Even though the land deal is done, residents will need to be patient. Janssen has said construction could begin in 2027, and the full project may take five to seven years to finish. This is the company's first project in Pearland, and it hopes The Orchard will give the city an upscale shopping and entertainment area that people want to visit. If everything goes as planned, The Orchard could help turn Pearland into a major destination for business and fun in the Houston area.

proudpearlander : While Manvel halts dense community building,
Pearland approves of a massive community in an already congested area.
It reminds me of another city that used to be a nice Texas trip for
families and young people, but now it has spread out and changed
the known character completely. Sad. Emoticon

I sure hate to see "one of the last big open spaces" filled up with buildings.
