Also, someone, the title company maybe?, is responsible for running a check on liens on the house before purchase, this bill should have shown up in that.

@Blackbird : Maybe she bought it "As Is"...something is missing here. They would not have gotten a loan if there was a lien on the property...title search done by title company.

I'll try to answer all the questions! The realtor that sold the house, she owned it. She purchased and flipped it. Her name is M. McFarland. I just spoke with the home inspector. He, Jay states he filled tubs, sinks and noticed no problems and that's why it's not in the report. I questioned why it wasn't listed they were checked? He responded didn't need to. Only note if problem. I mentioned inspection was set for 1pm. He arrived at 11:30am and had inspection completed before I got there 1:30 ( yes I was late). I explained I could have seen him fill tubs ect then there would be no questions for me it was done. Then he was upset I questioned his
Integrity. I said for his protection he should have notified he was early so I could have stopped what I was doing because I was suppose to be there. He didn't agree. So we hung up agreeing to disagree. He really is a nice man but….
Yes, I basically purchased as is contingent up clean or acceptable inspection report.
I hope that helps clarify my $61,400 problem!

@Patty18 : Straight out, provable fraud. On the part of the inspector, plumber, title company, real estate agent or property owner; either some or all. Get yourself an attorney, go to a local fraud reporter, and get out of that contract! Are you living there yet?

Yes, I moved in May 11th. The clogged sink, slow drainage in tub were first signs of trouble. I haven't cooked since I moved in but noticed when I turned on the garbage disposal the water would drain. Turn it off and the sink filled back up with water. Called 3 different plumbing companies. One a no show, one never returned my call and one came out in 3 hrs. They spent 5.5 hrs locating the piping "belly" and trying to figure the best and cheapest way to fix it. It has ac40' "belly" where the camera was completely surrounded by water. Which I learned is not normal and disastrous. It was a must, not a want to fix. I am on very limited water usage. Quick shower, toilet minus paper! No water today for 7 hours. Today was overwhelming and a bit of a breakdown!

Every inspection I have had done, regardless of reason, the inspector took pictures to be able to prove what was done and that there were no issues. It's called CYA. If he does not have them, then I would question his integrity.

@Blackbird: I received your pm but not able to reply. So I'll do a short version here. Personal info same as you. I am still looking for an attorney that someone can recommend. Don't just wanna pick out of thin air.
Not first time buyer. Put too much trust in the inspector, the realtor/owner that everyone was honest and trustworthy. Not so much!
