BUYERS BEWARE! I purchased my home in Pearland May 10, 2022. Two weeks later I have a plumbing bill for $61,400!!!! My entire plumbing system is under water!!! Why wasn't it disclosed and why did it PASS a home inspection…😞

@Patty18 : Was the home new? Did you have a private inspector? Did he give you any type of warranty? If it was brand new, contact your builder, I am so sorry.

I'm so sorry. I couldn't imagine going through this. I would probably work with the realtor to get the home inspector to figure this out. I hope you had your own inspector.

I used the home inspector recommended by my real estate agent. He is licensed, very nice however, I feel he should have caught this if he had turned on the water in the tubs, sinks, kitchen and saw it was coming back up! And the water is orange! The home was built in 1983, definitely not new!
I'll post photos off the mess later!
Any recommendations for a Real Estate Attorney would be appreciated!!

@Patty18 : Didn't you turn on the water in tubs and everywhere.?Make sure dishwasher was working? Maybe it was your first time in buying a home. I wish you all the luck. That had to really be a huge problem costing that much. Will say a prayer that you can get some money back. I would think it should of passed a home inspection.

@Patty18 : Oh my so sorry to hear that. Did you pay the bill? I don't know but seems to me that the inspector and real estate agent should hold some kind of responsibility.

You needed a second plumber to verify. Orange water usually means rust in pipes. With use it goes away.
Water heaters can turn the water orange also. Same reason.
Not sure what the issue was, but 61,000plumbing bill sounds excessive.
Get a second plumber. You may need to sue plumber and not the inspector or previous home owner.

Once the bill got that high, how could it not be the sellers responsibility?!? She's only owned it 3 *weeks*! I wouldn't pay it, I'd tell the inspector to go back to his insurance and the realtor for their's, too!! Once you pay it, it's your problem getting it back, I would think.
I hope someone can recommend an excellent real estate attorney for you.

@Cruzen4Brewsin: I saw the camera the plumber used. There was standing, none moving water in 40' of pipes all under the foundation. The orange water I agree is rust from old pipes and water heater. There should never be 40' of no moving water in your pipes….

@Blackbird: thank you! I had to pay it (financed) because I would have no water in my home. As is, I can't even use the washer…
